INFRARED INSPECTIONS

Can infrared technology really provide clues for finding mold and moisture?

Yes, absolutely. The technology behind this camera is extremely sensitive to temperature changes on a given surface.

This makes infrared thermography one of the best methods for sourcing out moisture related issues - otherwise invisible to the naked eye.

Although the camera cannot look through walls, as many people think, it can actually provide important clues as to what is happening behind the wall.

Water retains hot or cold temperatures better than almost any substance, so when the surface behind a finished wall is moist or wet, a thermal signature shows up on the camera. (Usually a dark shade, in contrast to the consistent temperatures nearby)

This is why infrared thermography is such a powerful tool for our mold business.

Although effective, understanding Infrared is complicated.

So you should insist that your mold inspector has a level one certification, which can take a full week of training.

What other issues can infrared inspections find?

Thermal-imaging cameras can reveal clues to a number of other issues commonly found in the home, such as…

  • Missing Insulation in wall cavities
  • Leaky pipes
  • Problems with radiant in-floor heating
  • Roof leaks
  • Building envelope issues (moisture related)
  • Heat loss
  • Pest/rodent activity

Once the images have been taken, this information can be used to pinpoint where the problems are without having to damage the home through trial and error. This saves you time and labour costs.

You can also take this information and share it with insurance companies or other professionals, which can make their job(s) easier.
